Depreciation (AfA)

Save tax with building depreciation

If you rent out a flat or house, you can deduct the acquisition cost of the building as an expense spread over its useful life. The straight-line rate depends on the year the building was completed.

  • 2.5% per year if completed before 1925
  • 2% per year if completed between 1925 and 2022
  • 3% per year if completed in 2023 or later

With a free calcimo account you can calculate the depreciation for your property right away: with purchase price, acquisition costs, building share and a pro-rata first year.

Simplified presentation of straight-line building depreciation under Section 7(4) of the German Income Tax Act. Your actual circumstances and, if needed, professional tax advice are decisive for your tax return.

Frequently asked questions about property calculations

How do I calculate the yield of a property?

The gross rental yield is the annual net cold rent divided by the purchase price, times 100. Example: EUR 9,600 annual rent at a purchase price of EUR 300,000 results in 3.2 %. For a realistic assessment, acquisition costs, financing and running costs matter as well. That is exactly what the detailed calculation shows.

What is a good cash flow for a rental property?

A positive monthly cash flow means that rental income covers interest, repayment and running costs. Many investors accept a slightly negative cash flow at first if repayment and value growth build wealth in the long run. What matters is that you can carry a shortfall permanently.

Which acquisition costs apply when buying a property in Germany?

Acquisition costs include real estate transfer tax (3.5 % to 6.5 % depending on the federal state), notary and land registry fees (around 1.5 % to 2 %) and, if applicable, a broker commission. Together they quickly add up to 7 % to 15 % of the purchase price.

Is the property calculator free?

Yes. Initial assessment, detailed calculation, rent cost calculator and purchase price potential calculator are free and work without registration. All other features are free as well, but only available after signing up.

Calculate a home of your own: what does it cost you?

With the free calcimo property calculator you can see within minutes what monthly burden an owner-occupied flat or house brings. The purchase price is enough for an initial assessment. Then add equity, interest and repayment and compare the result with your current housing costs.

What the home calculator covers

  • Rough monthly costs of your home from interest, repayment and running costs
  • How much equity lowers your monthly instalment
  • Acquisition costs such as real estate transfer tax, notary, land registry and broker
  • Comparison with your current rent and of KfW development loans

Frequently asked questions about buying a home

How much house can I afford?

As a rule of thumb, the monthly loan instalment should not exceed about 35 % to 40 % of your net household income. You also need reserves for maintenance and unexpected expenses. The home budget calculator shows which purchase price fits your budget.

How much equity do I need for a home?

Banks usually expect you to pay at least the acquisition costs from your own funds. Better interest rates are often available from 20 % equity. After the initial assessment, the calculator shows how much equity lowers your monthly instalment.

Is buying cheaper than renting?

That depends mainly on the purchase price, the interest rate and your current rent. The calculator compares the monthly costs of your home with your current housing costs. Keep in mind that part of the instalment goes into your own wealth as repayment.
