What is a KfW funding loan?
KfW is the German federal development bank. Its funding loans support climate-friendly new builds and home ownership for families, among other things. The loans are usually not requested from KfW directly but through a bank, savings bank or financing broker.
KfW loans typically come with a comparatively low nominal rate, a long term and initial interest-only years. A KfW loan usually covers only part of the financing; the rest is a regular bank loan.
How the KfW calculator works
Enter the total loan, the programme, the KfW amount, the current KfW nominal rate, the term and the interest-only years. The calculator deducts the KfW amount from the bank loan and compares both options.
- Monthly payment in the first year: during the interest-only phase, you only pay interest on the KfW loan.
- Monthly payment after the interest-only phase: the KfW loan is then repaid with a constant annuity.
- Interest and repayment in the first month: shows how much of your payment actually reduces the debt.
- Remaining balance after ten years: important for planning the follow-up financing when the fixed-rate period ends.
Interest-only years: an advantage with a side effect
During the interest-only years, the monthly payment drops noticeably because only interest is due on the KfW share. This creates financial room, especially while building or moving in.
At the same time, nothing is repaid during this period. Afterwards the payment rises, and the remaining balance is often higher than with immediate repayment. Plan consciously for when the full payment starts.
KfW loans for investors and for your own home
For rented new builds, programmes 296 (affordable climate-friendly new build) and 298 (climate-friendly new build) are the main options. They depend on the energy standard of the building and apply per residential unit.
Families with children who move in themselves can use programme 300 (home ownership for families, new build) or 308 (buying an existing home), depending on the project. The number of children, household income and, for 308, the renovation of the purchased building play an important role.
What to check before applying
Funding loans usually have to be requested before the project starts. The exact deadlines and technical requirements are listed in the respective KfW fact sheet. Conditions can change at short notice; the rate on the day of approval is decisive.
- Ask your bank early whether it passes on the KfW loan.
- Have the technical requirements confirmed by an energy efficiency expert if the programme requires it.
- Compare the total financing, not just the rate of the KfW share.
