How the rent cost calculator works

This calculator helps you understand how rent accumulates over time. The yearly overview shows both yearly costs and the cumulative total for each year.

  • Check the cumulative total after 10, 15, and 25 years first.
  • Compare those values with your potential financing range.
  • Include reserves for side costs and maintenance in your planning.

Compare renting and owning

To compare renting with buying, use the purchase price potential calculator for a first purchase-price estimate based on your current monthly burden.

Frequently asked questions

How does the rent cost calculator estimate rent over 25 years?

The calculator takes your current net cold rent and increases it every year by the assumed rate. This gives the rent per year and the total paid up to each year. Example: EUR 900 cold rent with a 5 % increase adds up to EUR 10,800 in the first year and more than half a million euros after 25 years.

Why does the calculator assume a 5 % rent increase per year?

In Germany, existing rents may rise towards the local comparative rent by at most 20 % within three years, or 15 % in tight housing markets. Index and graduated rents follow their own rules. 5 % per year is therefore a deliberately cautious assumption that rather overestimates than underestimates your housing costs.

Which costs are not included in the result?

The calculator only covers net cold rent. Running costs such as heating, water and waste apply to renting and owning alike, so they are left out. For a fair comparison with ownership, also plan for maintenance and reserves on the ownership side.

Is renting money down the drain?

Not necessarily. Rent buys flexibility and protects you from risks such as repairs or interest rate changes. Ownership pays off mainly if you stay for a long time and can carry the financing permanently. The purchase price potential calculator shows which purchase price your current rent could support.
